How can I pay my rent? What forms of payment are acceptable?

We accept online payments on the resident portal.

Is there a late fee for overdue payments? Is there a grace period?

We offer a 5-day grace period. After the 5th of the month, we charge a late fee equivalent to 5% of the monthly rent.

Is renter's insurance required?

Yes, we require a $100,000 personal liability.

What costs are not included in the rent?

Trash fees, pest control services, and utility billing fees are not included in the rent.

What is the average cost for utilities each month?

Electricity ranges from $50 to $150 and water costs between $25 to $65.

Under what circumstance can a landlord terminate your lease?

Lease violations and non-payments permit a terminated lease.

What happens if I need to move out before my lease expires?

We require a 60-day notice, with a two-month rent penalty or a reletting of the apartment by onsite staff.

What are the occupancy limits?

We allow only two people per bedroom.

Can the apartment be sublet?

How often is there a rent increase?

Typically we increase rent at the time of the lease renewal.

Yes, you can sign up for the package lockers, or the packages will be delivered to the door.

What is the smoking policy?

Smoking is allowed on patios and 25 ft away from any building. We do not allow smoking inside your apartment.

I need emergency maintenance. Who do I call?

During office hours call the office. Call the emergency maintenance line after hours.

I have a non-emergency maintenance issue. Who do I contact?

Do you allow pets?

Yes, we allow 2 pets per unit with a combined weight of 100 lbs. We have some dog breed restrictions. Call the office for more information.

What is the parking situation?

We offer open parking with no assigned spots. Our property car decal is required for your car to park in our lot.

What is the policy for guest parking?

Guests need to park by the clubhouse.

Are there building quiet hours?

Yes, building quiet hours are from 10:00 p.m. to 8:00 a.m.

Are there fees for using the communal spaces?
